Why foundations settle

One part of the house is going down.

Settlement happens when the soil under part of the foundation can no longer carry the weight. It compresses, washes away, or dries out and shrinks, and that corner of the house drifts down with it. You feel it as floors that slope, doors that won't latch, and cracks opening at the corners of windows.

Sealing those cracks won't help while the corner keeps dropping. The real fix is to transfer the weight onto soil that can hold it. We drive steel piers down past the weak layer to stable ground, stop the movement, and lift the foundation back toward level as far as the structure safely allows.

Can you actually lift a settled foundation back to level?
Often, at least partway. Once piers reach stable soil and take the weight, we can usually recover some or all of the settlement and lift the foundation back toward level. How far depends on the house — an older, brittle structure may be lifted more cautiously. We set realistic expectations before we start.
What's the difference between push piers and helical piers?
Push piers use the weight of the house to drive steel down to load-bearing soil, so they suit heavier structures. Helical piers are screwed into the ground and work well on lighter loads and for new additions. We pick based on your home's weight and the soil we find.
How long does a pier job take?
